He gave me a preapproval with TN tax and rate estimates as that is where he is based out of.

Also, his inspector estimates roughly $700-$1,000 for a 2- to 3-unit property. 

We were lucky enough to get an unofficial estimate from the HOA after we purchased.

One of the biggest missteps that landlords make is estimating triple net expenses at the beginning of the lease but never going back to reconcile those expenses.

Lastly, you should always talk to the contractors to estimate rehab costs – especially when you are investing in a new market.I believe that real estate is all about teamwork and cannot be managed and maintained singlehandedly.

Some numbers should be fairly easy to get pretty good estimates (e.g. property taxes and insurance), also who pays utilities?  

The estimate on it is currently 180-200,000. 

Now 4 years ago I got estimates from landscapers to do the clean up and they wanted $3500 each time to clean and haul out

It's a duplex so rent estimator suggested $1950 so I presumed that meant for 1 unit so put rent as 1950 x 2.

I am waiting on the estimate with the numbers to review but I wanted to see other investors input on this.
