Lots of people also seem to be turning to MTR vs STR.....I'd look at places near medical centers....Cleveland Clinic, Mayo Clinic, MD Anderson...and whatever other giant medical facilities are around that cater to people that aren't always local.

For rental properties in general maybe looking at (debt+proposed PITI)/(wages+(75%*rent-current PITI)) might be the formula that would be more accurate.
