As opposed to another property in the 60-80k range that's not as nice rehab wise but is in a much better area that is known to have medical job types that would still have decent cash flow.

Will you cash flow in this environment currently?

Currently, have a property that has been on the market for some time, spoke with the agent and the sellers are trying to move forth due to another property.

Lots of people also seem to be turning to MTR vs STR.....I'd look at places near medical centers....Cleveland Clinic, Mayo Clinic, MD Anderson...and whatever other giant medical facilities are around that cater to people that aren't always local. 

For rental properties in general maybe looking at (debt+proposed PITI)/(wages+(75%*rent-current PITI)) might be the formula that would be more accurate. 

I'm currently exploring the possibility of buying my first home in the Pine Hills area of Orlando, with the intention of house hacking.

How long have they owned the building and what’s the current occupancy?

We currently own a home here and are up over $100K in equity over the course of 4 years and will cash flow around $600 for perspective. 

Currently have not closed any transactions but I have clients looking.
