I have conducted a few analysis on some properties through the Bigger Pockets calculator and am still in the process of analyzing other properties.

Someone please help and I thank you in advance, here are the numbers : Asking price : 39k , repairs are around 15k and ARV is 72k taxes are 1600 , The terms from my lender are as follows for 50k loan : 6 months for 3 points and additional 2 points for 3 month extension so 9 months for 5 points , the fees are 1200 and I will be rolling fees and points into the loan with an interest rate of 8.29% Now I will be getting an inspection soon for $325 and I want this deal to workout but the only thing that I’m thinking of that’s having me worried is if the property will appraise for the 72k , along with the inspection if there are damages that might exceed the 15k once I have a contractor give me a bid.

Anytime that you bring two unrelated parties together to conduct a transaction and earn a fee, that is considered to be brokering and you must be licensed by your state to do so.

Ive seen a lot of those fire damaged houses and if the damage is too extensive they dont really make any sense to repair.

There are mixed reviews on whether this is a positive or a negative, but if the other factors have been met, this is another great sign you've found a company dedicated to providing a quality product and resident to manage.Also, even though some of the prices look like there is a premium in price point, you have to find the value in the services being provided: Extensive research in the submarkets in their city, leasing services, value add to the property, and property management.I hope this helps start the convincing process.

This is a 24 month Interest only balloon mortgage (12 month extension available) with the thought that you can refi into bank loan once you've owned for 2 years.

If the property doesn't need extensive renovations ($10k or more), then I would stick with conventional (but you said you don't qualify).
