Someone please help and I thank you in advance, here are the numbers : Asking price : 39k , repairs are around 15k and ARV is 72k taxes are 1600 , The terms from my lender are as follows for 50k loan : 6 months for 3 points and additional 2 points for 3 month extension so 9 months for 5 points , the fees are 1200 and I will be rolling fees and points into the loan with an interest rate of 8.29% Now I will be getting an inspection soon for $325 and I want this deal to workout but the only thing that I’m thinking of that’s having me worried is if the property will appraise for the 72k , along with the inspection if there are damages that might exceed the 15k once I have a contractor give me a bid.

They showed up the next day, unbeknownst to me and conducted a full inspection and found nothing wrong with their install.

Anytime that you bring two unrelated parties together to conduct a transaction and earn a fee, that is considered to be brokering and you must be licensed by your state to do so.

There are mixed reviews on whether this is a positive or a negative, but if the other factors have been met, this is another great sign you've found a company dedicated to providing a quality product and resident to manage.Also, even though some of the prices look like there is a premium in price point, you have to find the value in the services being provided: Extensive research in the submarkets in their city, leasing services, value add to the property, and property management.I hope this helps start the convincing process.

If the property doesn't need extensive renovations ($10k or more), then I would stick with conventional (but you said you don't qualify).
