And yes... very sweet :-)In my mind, trying to find a place that's going to appreciate is a LOT harder and I would move from "investing" into "speculating"  There's nothing wrong with hedging your bet and doing your research and trying to make sure you're not going into an area that's *completely* going to tank, but I've found that when you start speculating on future prices, you start down the path of just what you described... one piece of information says this, another says that... and they're both at odds with each other. 

I am currently a remodeling it and need to get a loan to complete.  

We had a flood happen to one of our rentals and had to completely remodel it.

Again, they weren't trying to completely BRRR the property but trying to create value so they could have equity day 1. 

I dont think other carrier would pay me $500k to rebuild a house that would sell for only $250k upon completion, even if the dwelling coverage limit is at $500k.

Most companies have a minimum earned premium of 3-months for this type of policy but at least you can be covered properly until the work is completed and you have a tenant in place.I would call an independent agent and get some better options.- Casey
