Thanks Ken,  I was wondering when the shoe was going to drop re MHPs being publiclicly recognized as one of the last games in town for good but cheaper housing as multi family chases higher rent payers.The next shoe is cap rates dropping like they have for MF sales

Our clients focus on ACH payments, Chase QuickPay, automated emails and text messaging to add convenience for the 24.7 resident.  

I've gotten low balance commercial loans from Wells Fargo and Chase.

And chasing down tenants for their measles $200 or whatever, was a huge time suck. 

Works like a charm for us and this is one of our main ways that we find great deals and it is non-threatening and leaves the ball in their court to call you... and everyone that calls you is a warm lead instead of you chasing possible leads all day long.Works great for us and I hope it works great for you to.Cheers!

It's better to collect upfront now, rather than chase your departing tenants down with a bill if they end up causing extra damage.

I realize that many folks out there chasing 100 + multi family deals... and i am trying to understand... the likelihood of someone such as myself being able to pull of such caliber types of deals... with only almost 3 months of track record in real estate... 

You don't want to hold onto a flip while chasing a non-performing buyer. 

Are you really going to let what other people think of you determine when you chase your dreams and decide on your goals for life, though?
