Appraisals, credit reports, title insurance, attorney's fees, recording fees, (some states transfer taxes), realtor fees for both the buyer and seller, mortgage payoff amounts to clear the lien to the home, homeowners insurance, closing agent fees, and oh yes, if there is anything left over, we brokers like to get paid as well, and the lender we send the loan to has to get their money, and flood certifications, surveyors, etc."1.

A seller is looking at doing owner financing.I would be wrapping his note.Property insurance is not escrowed so that causes fewer issues.Sellers main concern is that we owner finance and in say 3 years I get tired and just give the property back to him.I am putting nothing down which he is fine with.Looking for thoughts and ways to make him feel comfortable with this issue.He owns other classes of assets besides apartments and is focused on them.I already own a bunch of other buildings in the area and told him I have staff on site so it wouldn't be an issue.This is for a quad building.Many investors buy with one thing in mind and then sell to you down the road for other reasons.Since I am a commercial broker I have multiple exit strategies already planned out for the property.

Once I did some shopping around and found a broker and insurance carrier offering good rates, I've simply renewed each year with the carrier.This year, the broker notified us that one of the lenders (WFB), who has a fractional interest in one of the four units, is demanding that we double our liability coverage.Given that the lender is not paying the premium, and that they only half a partial stake in 1 of the 4 units in the building, what legal rights do they have to compel the HOA to seek out a higher premium and double liability coverage?

About 80 percent of the time the property looked good in the picture but when you got there in a matter of a few days to a week the place was trashed.You have to remember for the small commission the REO brokers are making on these it is "cash for trash".Small lots,old houses,very high taxes,and aging city sewer system that is falling apart.Many of these houses the foundation does waves,electrical and plumbing is stripped,mold,etc.Smart local investors are buying outside Atlanta in the surrounding counties where they spend a little more but nicer areas and higher rents and lower property taxes.

I've never had any broker or lender ever suggest this is a problem in the past.
