Question About Sourcing Deals

Hi All,

So I have been reading a lot on here, and have been learning a ton. One question I have relates to how to source deals. It seems like a lot of people look for distressed properties by sending out letters or with "we buy houses" signs.

I don't really like going to auctions, nor do I want to send out letters or look for off market distressed properties. My strategy is buy, rent out, cash out refi, and buy again with cash. My question is, can I still get properties at good enough discounts to market by writing a lot of offers and offering cash?

On a related note, what percent discount to market value should I be looking to aheive? I know the obvious answer is as much as possible, but I am curious what savvy investors are getting...
