Many landlords perform periodic inspections to check for leaks, HVAC filter changes, smoke alarm batteries, general lease compliance, among other items; so, that provides the opportunity to see the unit and you do not need house cleanings for that.Regarding cleaning, I would suggest that is a different business than REI and REI and obtaining market rent is hard enough as it is without complicating matters.

Even having a spreadsheet would have been better than my manual notes.Look for priority maintenance needs: water leaks under water heaters, inside under sink cabinets, clogged air filters, dripping faucets, etc.

i would say it should be the same for a normal home ownerwater heater, roof, gutters, paint, HVAC (you mentioned and make sure filters getting changed), plumbing, check your deckthink you would have a hard time getting tenants to pay for these unless they broke them. but i yield to the more experienced here

I am thinking of something that details when they should be calling for repairs, whats considered an emergency, emergency contact info, things they should be doing themselves (furnace filters, shoveling, gutters attached, etc), when rent is due, etc.I have them sign a rules form at the same time as the application, however, i feel having something that is there in a binder as a reminder cant hurt.
