Rental Property Handbooks

Does anybody currently use a handbook that they leave in their rentals for their tenants? I am thinking of something that details when they should be calling for repairs, whats considered an emergency, emergency contact info, things they should be doing themselves (furnace filters, shoveling, gutters attached, etc), when rent is due, etc.

I have them sign a rules form at the same time as the application, however, i feel having something that is there in a binder as a reminder cant hurt.  Any suggestions would be great!

It's called a policy packet and you add the " Policy Packet" as addendum to lease, tenants signs they have received a copy of the policy packet at lease signing
