I put a little over 16k all in on a 3 bed 1 bath sfh (including closing costs, a few superficial renovations, 3 months escrow of mortgage payments/insurance etc) and it's renting 900/month (40k property in a solid c class neighborhood).

If so, YOY Q1 median condo prices are down -3%, days on market are up, and 2 bed inventory is up.

Look at housing in major metros like Hong Kong where young people are living in what is essentially a studio or 1-bed condo and paying $500,000 for them.
