Sell or rent in Jersey City, NJ

Hi All,

I own a flat 2 bedroom flat in Jersey City, which I could either sell for 840k or rent out for 3,7k pm (approx. 3% yield on current interest rate).

I still have around 500k of mortgage tied to the apartment.

Based on that high level information, any suggestions whether to sell or rent?
