Brokers like me can search the MLS (not much there these days), and you should also be meeting up regularly with commercial brokers in the space.

If I were you I would look in the space coast area in towns like Melbourne Beach, Indialantic, etc.

For the later you need to judge if the space is sufficient and this would work for you.

I think there's a lot of growth in this space.

They definitely free up space but what do they provide in terms of efficacy, maintenance hassles, etc... are they worth it??

There was so much water that it seeped all the way over to our side of the basement (it only houses our oil tank and furnace and is accessed through the outside so we don't go down there much in the summer and didn't know it was wet). 

Due to the specialization of the plumbing and electrical, etc, I will have an above average outlay in cash compare to office/retail space. 

It's not just personal credit at jeopardy here, an owner is responsible for providing a safe and healthy living space which means fixing things which means additional capital.
