I want to be respectful of peoples time but im not sure I have a clear enough understanding of my options to justify sitting down with someone.

What I would do is reach out to them again respectfully and let them know they are in violation of their lease terms (over the phone and certified mail).

If you're respectful about it and take no for an answer - totally fine.

Little things we have noticed:1) use good people throughout...people seem to know each other and seem to want to do good work for people they respect and keep their deadlines2) respecting time--we have asked a few people if they could give us an estimate and offered to pay for their time to do so.
