I've been reading about the BRRR strategy and I'm finding some solid private money / hard money leads, but i'm have a really hard time finding institutions that will allow for refinancing the property to get my money out.  

Usually going back to an older sale is better than considering a property further away, a sale 10 months ago would be better than a comp 5 miles away with all other things being equal.You can find the way comps are viewed on the Appraisal Institute's web site.As you'll see there, the appraisal methods used in the market with comps is a process of deducting or adding to a sale price of the comp based on how the subject compares to the sold comp.

Sean Kuhn was it a national bank or a local bank?

We would really appreciate any local DC info on removing a unit from the Section 8 Voucher program and/or if there is a national rule that it takes 12 months to remove a section 8 unit from the program in every situation?

Think how useful that would be if the chart had your costs built in instead of just national averages!
