The folks you want to do business with put their name ahead of their money and, in my humble opinion, you should strive for the same.  

There's definitely a place for "casual" and some humor in direct mail letters, but we still have to maintain some level of professionalism to make sure folks more mature than we are take us seriously.  

I've been told that one way to accomplish this would be to buy an option on the property, but I'd like to find a way to test out my marketing ideas without having to invest in an option.Any ideas and insights any of you more experienced folks could offer would be most appreciated.

Then there's another factor: I still live with my folks, who are of the more fiscally conservative variety.
