And of course there will be PMI.If keeping that 5% in your pocket will allow you to fix the property up and achieve 25% equity, positioning you for an advantageous refinance, or if that 5% will let you fix it up so the bumped rent is greater than the bumped P&I payment (eg, 15% down costs $150/mo more, but the new kitchen it allowed you to put in lets you bump rent $250/mo), those are basically the top 2 times that 15% down makes sense.

Sure the city doesn't look inside the property, but what if you are in eviction court and the tenant shows photos of stuff that is not in compliance, for example a fire extinguisher that has the pressure needle in a position indicating it isn't charged?

And don't want to put in irrevocable trust as we may want to sell in the future.....The only other option I have found is to put house in partnership (wife and I) LLC's name on the basis of this is our "office" and tool/equipment storage for other rentals in a separate LLC (weak if it ever goes to court?)

Based on my basic research, this area mixed with SFH and rental apartment building, the crime rate shows tier 2 from Trulia (not that bad), and vacancy rate is around 15%.
