I would not do single family we build triplexes infill and urban. suburban deals appreciate slower and single family cash flow is worse.

I think what helped is offering what others don't; space for families, ample beds (but not crowding), nice outdoor space.

Another thought is converting my Cape style home to a multi family.

Do you have a family member or friend who's achieved what you want to achieve?

If it's a multi-family unit, even a townhome, or something that even looks like multi-family you may need to invest some money in updating the unit.
