My first investment property

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $146,000
Cash invested: $18,000

3/2 brick ranch located minutes from Fort Eisenhower where I was stationed in the Navy.

What made you interested in investing in this type of deal?

I was looking to park money in an asset and continue to live in the barracks collecting my BAH payment.

How did you find this deal and how did you negotiate it?

I found the deal myself and used a Realtor to negotiate.

How did you finance this deal?

Conventional loan

How did you add value to the deal?

Bought turnkey

What was the outcome?

I continue to hold this property as a cash flowing rental. With a great 3.25% rate and a real cashflow of close to $400 per month this property pays dividends every month. I will continue to look for properties near military bases, rental history has been fantastic.
