I'm trying to write out a game plan with guidelines and requirements so I don't forget to budget for the 10% PM, taxes, fees, expenses, etc.  

Hey everyone i'm Josh and i've been on BP probably about 6 months and am just now writing my introduction.

One of the local investors here only looks at MLS properties, writes up tons of offers, and then eventually gets one under contract.

What I did was write notes and left them posted on the door of the property I bid on (where the squatter was).

On the left side write "Do want".

But, unless you put this in writing and both of you sign, a judge might make you start your notice all over again.Also, most landlords get some sort of payment in connection with the Forbearance Agreement.

Once you get that figured out, write down your qualifying criteria and what your "tie-breaker" item(s) is/are, and process your apps accordingly.

And I never would've noticed, had I sent it to a company to write and mail them (which I will do next time).
