It sounds like they will probably pay you though just need to know you will evict them if they keep this up.The process can be as fast as a couple months if things go right with them not fighting you and weather on the eviction day.Good luck

I bought a rental with a metal roof already installed less than 10 years ago, it looks like due to weather in Rochester, the seams have popped open and the previous owner used Caulk to seal them.

The truth is, as long as the property is performing at a rate that the tenant is covering all of the expenses it's good debt to have, especially if you can weather a downturn in market rents.

This does not bode well if there are other weather/health emergencies in the future.Also, as you are probably aware, the economic situation is more dire in that part of Cook County than others — especially as far as suburban areas go.
