Hello fellow BPs, Does anyone know what's the cost range of building a fire escape (secondary means of egress) from 3rd floor?

If a customer gets water to drink and main meal special with nothing else then almost zero profit they are just adding to sales total.You need to see who is guaranteeing the lease.

I'm looking at buying with cash from a personal lender then making a few improvements (running electric, water, building, pads, etc.) then approaching the bank for a construction loan and mortgage on the land and home.

So my expenses I been finding a good range to do is 37% of the rent, so For this deal I do 1250- ( vacancy 7%=87.5, capX 10%=125, maintenace 10%= 125 managment 10%=125)  all equal to 462.5- ( P&I + insurance+ taxes) 632= 155.5 cash flow off my numbers.

Anyone used Water Street Capital out in New York?
