A family of 4, Moving from out of town. they filed a chapter 13 in 2012 to keep their house in socal. due to recent job they had to move, will have a contract job for a year at local college. current credit score is 790. my rent is on par with zillow estimate.. income wise, they made the 3x gross multiplier.

I would cold call from the phone book to the smaller towns around to find buyers for listings.  

I'm keeping my eye on t-town and looking for opportunity there.

. - Having no meeting minutes in the resale certificates where "you" but condos may be the norm, but in areas like Seattle, the ability to rent your condo or town home can be removed if enough owners vote to remove said right.  

I don't really know about financing, I tried to get a equity loan for a property,  that I couldn't afford, I had the first two houses all paid and tried to get a loan for a third one that I liked in a very good area of town. 

It's definitely not the cheapest place in town, but so far I think I'm way overpaying for the crap whole this place is.

I'm going to contact some businesses around town and get a feel for how the job market is and what type of training is needed.

A third location is in very high demand in a certain section of town.

I contacted the town to get owner info, contacted the owner and offered to purchase the property from them.
