I'd love to invest remotely (since I am often times abroad) and want to develop a reliable and trustworthy team.I'd love to generate wealth that is relatively stress-free and relatively passive, so I can "fill my cup" and then generously share light and love and other goodies with others.

So perhaps just start the conversation by asking what happened as opposed to making accusations, and then stressing the importance of being a good tenant and neighbor (which means not having the police regularly summoned to the property).  

The stresses of every day life will always happen, so having terrific help is essential.

This was a gamechanger and would highly suggest it as you scale.As for right now, a way to differentiate yourself that has worked for me is stressing that you are an investor yourself.

I can't stress enough though, you have to stay consistent if you want predictable and consistent results.

When I did hire contractors I made sure to stress it is a future rental to keep the material cost in check and then rewarded excellent work with references to other investors in my area.

I think that is why this deal is stressing me out as opposed to making me feel good even though the numbers appear to work.

In terms of how your going to finance your deal, while cash is always easiest and less stressful.
