I am using TenantCloud for everything: for the rental application, contract, screening, accounting and online payment.

Now I have a kitchen that is now twice the size and a new dining room that connects the living and kitchen together creating a super open concept which I can enjoy for the next few years living here.

Utilities are in, phase one of the roads, curbs, gutters and water retention has been completed as well.I have received approval from the municipality to build the project as duplexes that will optimize cash flow and raise the number of finished units to approximately 300.I owe 1.25M and need 1.05M to finish the roads, curbs, gutters, and water retention.The first lien(1.25M) is overdue and was intended only as a bridge.The finished value of the subdivision would be 3.4M -4.5M as finished lots, depending on the comparables the appraiser uses.I have also found a lender that will lend to take the first out, but his points are high, it's not hard to get very expensive in points on a loan size like this.I am outside the Phoenix and Tucson markets in a smaller but rapidly growing area.

I also screen all pets (weeds out the tenants that have bought a fake ESA certificate online) and charge pet rent. 

Unit size is 1,640 sqft. 3 bed/2 bath. 

@Buyan ThyagarajanI would be more concerned with the size of the renter population for 2-bedroom homes versus 3-bed properties.  

Once you find a good tenant though, they usually stay for a long time, so it takes patience and good screening.

@Stephen HuffMy points:The OP is not even a member of the HOA (and never will be, his parents MAY become members)The OP knows there is a wet spot on the carpet the size of a dinner plateThe OP has not paid for an inspector and I would guess has no inspection report, he is relying on the word "Mold" which is passed through a seller and two agents, where a report could say "discoloration" or "Mildew".

I do plan to fully screen her friend too.
