I could go either way, but I had a friend who recently got a bad reputation so that is why I am changing my opinion.I would say if you don't have the ability to close with your own funds or private or hard money funds, then you need to find the investor first.

If you notice, half of Douglas Blvd in North Lawndale have "FINANCED BY CIC" signs on them.If you are interested in brokering these kinds of properties, it is very difficult because bankers base a lot on reputation and track record.

I found a reputable contractor who sublet the job and took an 85 year old floor with gum etc and made it into a beautiful natural wood floor with sanding etc and coats of poly.

Get a reputable pest/termite company to treat and maintain a termite bond.Unless there is significant framing damage, remediation is generally localized and not a big deal (in my experience).

Wow.Can not believe so many members and so few post here.I myself, have not read the introduction until today, honestly I do not think I would have appreciated it as much if not being more involved as of late.The read was highly valuable, it should extend beyond BP, more business should be modeled after some of the writing, providing value, promoting integrity, and making your reputation in the community worth wile and trustworthy.
