At this point regardless of price point a cost segregation should be a full engineered study through a reputable firm. 

Fix and Flips require Money(and or atleast reputation).If you are in a bad financial situation, fix and flips may not be possible for you(especially if you have no experience).

Most that do this, are subs from large metro areas that do a lot of work with a reputable builder.
