Other's I had not considered but I can see value moving forward. 

When our current pet-owners move out though, we will stop allowing pets. 

Think about moving into a building with several units close by to help pay for where you live.

The price for entry there is generally very high, and good areas move fast. 

Will a DSCR lender give me a home equity loan from my (1st SFH) rental property, so that I can cover the down payment + closing costs to assume the 2.75% interest rate on a (3rd SFH) property I would move into immediately?

As a lender - 1) investors that are just starting out normally float towards high leverage/high rates lenders (lower margins and more risk); experienced investors normally go with lenders that can close fast, reliably, and with low fees.

@Jay Mayer some people will tell you that a tenant will not move over a rent increase, but I can assure you that it will cause them to start shopping around.

However since this is a very large yard their deposit will not cover the amount that would be required to bring the front and back yard to the same condition before they moved in.
