I've also been reading a lot of articles/books and listening to podcast but I'm at the point where I just need to get out and do something!

I mean taking into account all the physical labor of construction, the searching, finding people to work with, etc. 

In Florida we are interested first in finding a home for us then getting back into flipping and possibly holding on to some for rental income.I have read quite a few articles and threads on this site the last few weeks and have really come to appreciate the wealth of knowledge shared by the community.

But for those of you who say you meet people at the property to physically show them...what about when you have say five units open at once.

Some buildings showed 80-90% occupancy but the economic occupancy was much lower (collections were short or behind) even despite the physical occupancy being higher.What area are you referring to?
