They spend a ton of money on systems and software and programs and apps and every shiny object with a sales pitch promising “guaranteed results”.

I see too many investors that get the "shiny object" or "grass is always greener" syndrome.

You could object, saying: Oh, but they all need tons of work!

There is a multitude of investment choices available to you once you can identify your real objective.

@Jorge Rivera - BP's smartmove, turbotenant, and Ashlyn's company all have their purpose and work well for low quantity or if you are OK waiting a few hours.  

The bigger objective would be to get into this property for as little amount of money upfront as possible.

Like all big companies/industries you have two objectives in life. 1.

Just pick a niche that your really want to know, avoid the shiny objects, educate yourself, partner with a good investor friendly agent that handles distressed property, and become an expert in your market (By looking and underwriting everything that comes on market). 

No system is perfect, so don't waste your time chasing after the next shiny object.

That's it in a nutshell.If you can make a fair offer based off of data that the seller can see is objective, you're always putting yourself in a better place.
