A pretty property with low equity should be the target.MLOs don't necessarily have to be a commercial property, just multi-family in my experience.

If for some stupid reason the parties overlooked this in negotiating the sale of the building then the new owner is stuck for what ever is down as security deposit on those leases and is responsible for honoring that to his new tenants.

If you're looking at Multis, then you'll likely be using Cap Rate a lot, but if you're looking at single family houses this won't be as important.
