I fixed it up super nice: all new flooring, 2 inch blinds, sinks, lights, fans, paint, mirrors, toilets, ss appliances, new roof on the back porch.

-Don't take repairs lightly!

Neither will shed enough light on how to purchase or build a facility, but they both made me realIze self storage is very different than other asset classes.

That's always the case . . . always . . . but the bliss is that IF your PM is working in integrity and if they know their local pricing then it should be a light and trust-laden thing to know that IF they paid that THEN it must be the going rate.IMO

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

After calling the owner again after letting it sit, he informed me that he’s taking on a huge project at work, and frankly he just doesn’t have the time and energy to deal with bad tenants, and he’s just trying to get out of the property what he paid for it in 2005.  

The Lynnwood Link light rail is getting built right now and it will go through the Cities of Shoreline, Mountlake Terrace, and Lynnwood.

But in all honesty with the energy cost increase I expect to feel it in the next month as the gas rates are expected to be up 30%.

However, they are also high energy dogs and can do a lot of damage to a property.
