REI, like more things in life, is not complicated but it is nuanced and requires in-depth knowledge.

I can continue to read until I'm blue in the face but that doesn't help me much when I have zero construction knowledge and/or experience. 

I am not new to commercial real estate as it comes to knowledge but new as it comes to breaking into the business.

I know I could just start calling banks and will do that if I don't get any good leads here, but thought I might save myself a few phone calls by asking the experts (you) for help.Any recommendations on bankers/lenders for long term financing would be greatly appreciated.

But then they sent me an email trying to sell me a $3k package that includes a "starter experience education pkg, an expert experience education pkg, homework assignments" and other marketing material. 

A few hundred dollars in consultations can get you some priceless knowledge. 

I’m hoping someone with firsthand knowledge can chime in.

For experienced investors this seems like not a great deal since I'd be funding the whole thing - but then again I don't have the time or knowledge to go out and do that.
