LLC stands for limited liability company not corporation. do not setup a s corp for rentals, you might get hit with self employment tax. also C corp is not for rentals lol. tax designation for LLC for rentals is either disregarded or Partnership. please dont take advice of people on forums on legal matters.

GREAT Topic,Make sure you know exactly what you want done on this home @ New floor coverings, new kitchen, counter tops, new lights, new bathroom fixtures.New paint , @ tone paint, etc, etc,Because  you holding on to it as a rental make sure you get at least 10 year materials and product, namely floors and plumbing faucets.

I just did a full price cash offer, no contingencies on a fixer upper that was dirty and smelled awful (cats) - needed a new roof, doors, windows, both bathrooms and a new kitchen as well as most of the windows and a lot of pressure washing.
