At this point, I knew we were going to be screwed as the listing agent was for sure going to be showing his other scheduled showings the following day on MLK Day (even though he said he wasn't going to and gave us his word).Monday comes around, and of course, the listing agent says they jumped the gun on accepting the offer, and wanted to see what else they could get as an offer.

You need to look and find properties in your area that are being rehabbed, and stop by and talk the owner(s).

In 2023 it brought in around $8700 TO ME (after PM fees (20%), taxes, and everything are taken out) when this places costs me $40K per year between mortgage and HOA fees and all the other incidentals that come with being an owner.

What has this done to supply - are the houses already used for student housing that are now in a new zone grandfathered in either to the existing owner or protected during sale?

Agreed with Andrew, it really depends how the MTR is set up and what relationships (with insurance relocators for example) the owner has.

Property owners get an annual update on their SEV & Taxable Values with their city property tax bill, typically sent in December.So now, the city assessor tracks the SEV, but homeowners are taxed based upon the capped Taxable Value.
