I'd love to hear if anyone is having success with small multifamily (2-6 units) in Little Rock. 

The older houses were built with Florida pine which is hard as a rock and won't take a nail without drilling.

I'd consider xeriscaping by putting down river rocks, crushed gravel, or decomposed granite for a portion of the landscaping, as rocks are a lot easier to maintain than grass.
