I'm currently having a hard time finding a title company or closing agent that works with Wholesale deals.

The investor would pay more than he would in dealing with the original wholesaler (i.e. your added fee) because he couldn't deal with the seller or original wholesaler directly.

Be sure to check out the professional investors guild that meets once per month, lots of wholesalers in that group that are open about what they do and happy to talk with you about it. 

I am searching through Zillow and seeing a lot of pre-foreclosure homes in my area that I am interested in going after to wholesale.

What's up BP! What do you do with a house that's going through probate, on a reverse mortgage, and the as is condition is worth $110K, and they owe $185K?  What will the bank do in this case? Out of curiosity sake.
