Also appreciation can be a real gamble from what I've heard.But that raises the question: How does one locate properties that *do* have a shot at cashflow?

While appreciation in pricey markets is nice, it's also gambling.

It's an economy that's dependent on tourism and gambling.

And then over to Georgetown lake  we hammered em at Georgetown going back there again.. did pretty well on the bitterroot  tooPS these I know are first world problems we face in our adventures  :)  Just blessed to be able to partake and enjoy some of the fruits of our labor and of course the great Mountain west.

Did it with a 2 year old boy and 1 year old girl too, it was one of the best adventures of our lives!

I've had some of those go to zero, but I knew I was gambling on those, not investing.  

Used equipment is ok but a gamble depending on how it was installed previously. 

i console myself by reminder that at least its toward investment as opposed to gambling or drinking etc, mehhh

It sounds like a dice throw to me, and I hate gambling on factors out of my control.
