I'm going to contact city hall and see if this will be officialized, but it sounds like they have some leniency given that the moratorium and subsequent regulations (i.e 300 ft requirement) would put many people in financial straits.Glad the pro-STR crowd came out in full force at last night's meeting.

I question to you would then be do you think your efforts are best spent filing the police report and chasing the tenant or possible spending it speaking with your local and state legislators explaing your situation and helping them to understand the impact of the things they vote on.

I know you can force appreciation on multi family much easier by raising rents, adding coin laundry, etc etc.Outside of that, I would imagine that SFHs would appreciate faster, at least in theory. 150 is a lot, that's impressive for sure.
