"Single family use only" meaning? In Massachusetts

Hello everyone, my name is Beni.  I was wondering if anybody ever come across this when buying a house, the seller is requesting to put "Single family use only" on the deed?  Does this mean you cannot use the property for rental? The house is in Massachusetts, any input would be greatly appreciated.
