If you meant carpet vs vinyl I'd go with carpet but only in the bedrooms, they don't get nearly as much traffic as other parts of the house.

The negatives are the added costs, the chance the HOA gets sued or runs low on money creating the need to assess all homeowners an amount beyond the dues, dues can dramatically increase, etc.Typically, HOA properties and the fees involved will cut into your cash flow which is already difficult enough to obtain in our competitive market.This is certainly not meant to be a hard fast rule, just my opinion on the matter.

Now in Florida you only get one free listing and then you have to pay $9.99/week for additonal listings( It is not meant for short term rentals and there is an issue with the site updating current information) but that is where I received most of my inquiries.
