Rugs vs Vinyl...??????

Question

Hi everyone,

Lets keep this short and sweet! Rugs or vinyl flooring in the bedrooms of my rental?  Its a B level property in a up and coming area in Buffalo NY. I am concerned about value and longevity; I just want a product that lasts and looks great without breaking the bank!

Thoughts!?

Vinyl plank hands down. Get off the "carpet carousel" as I call it.  We have gone into cleanouts where we did both planks and carpet previously and the planks need a mopping while the carpets are tear out and replace.

I did carpet upstairs in one of my rentals 3 years ago, it was a C+ neighborhood at the time.  Looking back now and considering what i paid for the carpet installed (approx $2.5/sqft) I should have paid slightly higher and went with a high quality/durable LVP installation.  It just looks way better and lasts longer.  In the future when tenants move out I'll likely install a waterproof one throughout the house. It's a big seller and if tenants want carpet they can throw down an area rug. I will say I still use carpet on the steps because it's cheaper and easier to replace vs. a whole floor.

If it’s a 7+ year hold vinyl planks. Every time. Everywhere. Especially high labour cost areas like stairs.

Hey Brandon I think we met at the Buffalo meetup earlier this month.

Vinyl will definately last longer which will lower your Cap Ex cost over the long term, but as others mentioned carpet is better for sound insulation between floors.

If you meant carpet vs vinyl I'd go with carpet but only in the bedrooms, they don't get nearly as much traffic as other parts of the house.
