There is more going on than meets the eye with ALL the recent economic, social and political events. 

I've been keeping an eye on loopnet.

For example, I recently drove past a property that caught my eye, decided to look it up, and saw it listed as a pre-foreclosure.

Canandaigua as well as other portions of the Western NY area, are great for investments, as long as you take the tax liability into the equation, as well as new state laws that took effect last year, that need to be accounted for, so you go into any transaction eyes wide open, and all (realistic) numbers in the equation.

There might be a small window of opportunity to catch some good deal before the thing gets back to normal.Stack it up in the bank and keep watching the market I would say. worst case if there is nothing to buy, we will end up with more cash in the bank anyway haha

The appreciation will catch you up.My obstacles you need to think about are:1) You can't find a 4/3 in Austin at that price point, as others have said.

I am doing as much research as possible before I make a move but do have my eye on a property.

Keep in mind, I've had my eye on the Dallas market for Duplexes for awhile, and this is the only one I've seen in an area where I would actually want to live that I can afford. 

I am catching myself spending too much time analyzing one property before knowing that it's worth anything.
