I have run trial properties through 3 of them and I am currently beginning my trial on 2 more this week.However, while my usage in a trial is important, it can't replace the experience that I am sure some folks may have on their favorite software package.

I do not know much about the process yet but am extremely excited to learn and from what I've seen so far it seems the next step would be to take out a HELOC on the home I own free and clear.  

Do not hold rentals (which are already extremely tax-advantaged) inside a tax-advantaged account!  

Do it when you are most comfortable as long as you are managing with your present income.Having a young family is extremely demanding and time consuming, investing can wait till the time is right.
