The usage of the two machines matched 100%.I just emptied out month 2's bins, and found that the coins in the washer represented only 1/10 of the usage of what was found in the dryer. 

I still need a way to track each tenant’s water usage, so I’m considering the Moen Flo Smart Water Monitor.

There are days with normal water usage, and the days that are weird are all about the same.

Don't forget to change all your faucet aerators and shower heads to low flow it makes a huge difference as well as far as water usage and saving HOT water. 

After 2 years I have had to replace very few items, whether that be from theft, loss, or over usage. 

My suggestion would be to cap your utilities at a certain amount and have Tenants pay anything over that amount.That will help you manage your expenses, and also allow Tenants to gage their usage each month, and make adjustments if they don't want to go over the allotted amount.As far as collection, provide the bill showing any overages and just have them pay for it along with their rent. 

This does not involve the utility company meaning that you will still have to go into the property, read the meters, then individually bill each tenant for their usage and understand the bill is still in your name.
