I’m not having much success with 170+ day listings, these owners are determined to wait u til the market goes back up to sell rather than sell for cash today.

I am now interested in investing beyond my primary residence and I am looking to connect with people in the market to hear any success stories and get any feedback that anyone is willing to offer.

Before crunching the numbers more or even thinking of making an offer, I have a few concerns:  I'm in Austin, that means building a network of contractors, agents, etc. in Dallas that I don't haveI'm busy at work, and am not a full time investor, is it possible to be "hands-off" and still be successful on a first rental like the one I'm considering?
