Most agents who list for that amount are using the sign in your yard to get more buyers, and they're certainly not working to get your house sold, which just eats into your profit margin as your house sits on the market.

@Joe Au its stands to reason they bought their trophy houses after they sold their companies. but 2 of my buddies had substantial homes and assets as they matured in business.... just like most of us.and it the primary resi's were very nice.. for many years.. but Greg s is correct its really apples to oranges.. if we were simply making financial investing sense we would all live in 800 dollar a month apartments drive the cheapest car we could .. never eat out never vacation and horde all funds into investments.. it becomes lifestyle choices.if you have been in this business as long as I have and have seen all manner of wealth and poverty.. you will run into Hoarders of both stuff and money.. or folks that never spend a dime live frugal only to die with millions in the bank and very little in their bank of life experiences..

Himalayan Black Berries are a frickin nightmare though, so rent some goats to eat them, burn whatevers left (won't kill the seeds, but it gets rid of the brambles), and aggressively go after them when they try to regrow.

(floor joists likely need to be replaced in entire units or leveling of the home). subfloor has large holes in it so the whole place likely needs new subfloors which eats up a large portion of the cost as well as splitting utilities.- I sent my revised offer last night of $40K offer price as I can do some of the repairs such as kitchen cabinets, counter tops and flooring myself.- Found out title is having a hard time obtaining pay of amounts from mortgage company as it looks like a mortgage was taken out on the home in 2011 of $120K.
