My current agent is great and her family is full of investors and she has dozens of rental houses of her own, but I have to accept that her commission on my little $20k-$30k deals is barely going to keep the lights on in the office so I get worked in between other showings and contracts done at night but with Docusign that isn't such a big deal.

You won't get any clients by not marketing yourself.Oh, and if you want to get paid and learn the business before jumping into the business as a licensee, then either find a Brokerage that's hiring for admin work/front desk, or look around at the top agents and see who's hiring an assistant.

I think if given a Vanilla Box with paint ready walls, electrical panels and outlets, sealed concrete floors, finished ceiling with lighting, HVAC, sprinklers (may not be needed), and bathroom, I could do everything else myself with quite a bit of reserve capital.
