If you’re fine flipping or have extra money you turn it in to a LTR fir at least a year to cut the taxes in half while hopefully turning a profit to wait.

I think I could possibly put it back on the market for the price I paid (420k) and let the buyers negotiate me down from there, which I'm willing to do since I cut the lot in half.

The tree guy said he can cut it to a stump without taking down the fence, but to grind the stump would need to remove the fence which I want to try to avoid.

Or if you know people already in a VA loan take over their loan when they PCS and give them a small cut of the rent, they would in effect be your partner on paper, but you'd get the vast majority and any appreciation plus you'd be using their VA benefit.

Since rates are fairly high on these loans high (7s to mid 8s for the time being) a lot of lenders are cutting the LTVs to meet the minimum DSCR, usually 1.00.

Most agents will typically have a list of buyers that they're working with and won't mind passing your property along to them as long as you can also provide some type of cut/commission for the deal.
