Question on Buyers.

I’m starting out in wholesaling in a market close to where I live but I still am a little confused, so when I find a great deal and get it under contract do I have to find a cash buyer or can I market it to home buyers if the property is able to be moved into and if so what are the legality’s behind doing that? Thanks guys!

If I'm in your shoes, and have a good deal to wholesale, you could simply give real estate agents a call and ask if they have any buyers. Most agents will typically have a list of buyers that they're working with and won't mind passing your property along to them as long as you can also provide some type of cut/commission for the deal. 

Alternatively, you can also attend local RE events and talk to other investors/buyers that are interested in buying the deal from you. Typically though, if it's a fully renovated home that you just got under contract on a good price, I'm not confident that an investor is going to jump on the deal right away. 

Thank you for your response! I do not yet have a deal or anything under contract I’m still learning and am not clear on everything but the only way to learn is to start! I have cold called but I'm mainly looking for connections until I have a confident understanding. Your response clears some things up, thank you.
