Until then they would continue to owe rent on the place and failure to pay will result in an eviction which will remain on their credit history for an extensive period of time.In the future it may be useful to include (if allowed in your state) an Early Termination Clause in your lease. 

Has anyone ever used a personal credit card for Seed Capital to use on construction for a flip?

You may have to get creative tracking down the owner and getting an agreement though and communication may be more difficult.

I sure hope you're using more than just those two numbers to decide if it's a good deal or not, but if that's all you're providing, I'll say it's on the right track.

I don't want to have to back track after awhile and restructure all that I have because the inevitable (aka; Lawsuit) happens.  

Qualifying ratio: PITI + LTD = .41 Credit Score: For a Veteran to realize the best interest rates a score of 720+ is required.
